The Summit – Commercial Development
Aliso Viejo, California

Since 1995, NMG Geotechnical has been providing geotechnical services for successive phases of commercial development by Parker Partners at The Summit office campus in Aliso Viejo, California. To date, twelve steel-framed low to mid-rise office buildings and six multi-level parking structures have been designed and built within the 100-acre commercial development, located near Aliso Creek Road and the San Joaquin Hills Transportation Corridor.

The most recently constructed building is a nine-story office tower, which is now occupied by the Pacific Life Insurance Company. The office tower and adjacent parking structure were constructed over a 14-month period and the project received the American Society for Civil Engineers (ASCE) Land Development Project of the Year Award for 2008. Also recently constructed is the six-story, 175-room Renaissance Hotel and ClubSport which includes a 75,000 square foot world class fitness facility and onsite health restaurant.

The Pacific Life campus was particularly challenging from a geotechnical standpoint. Highly expansive soils with soft, compressive bedrock required the site to be surcharged to expedite settlement and the tower to be founded on over 300 driven piles. Site constraints resulted in the design and construction of a large geogrid-reinforced retaining wall which abuts a permanent tie-back wall, both with a maximum height of 38 feet. The top of the reinforced retaining wall also included abutments for both vehicular and pedestrian bridge access to the parking structure.
